POSITION SUMMARY
 
Assist in maintaining the systems integrity of the facility boiler systems, pumps, ventilation systems, plumbing, water and sewage systems, the Energy Management System (EMS) and other building components under the direct supervision. Ensure that appropriate service manuals, technical manuals and blueprints are utilized during preventive maintenance, repair or replacement of systems or components. In addition, adhere to sound engineering practices, building codes and follows safety precautions.
 
Follow all company and safety and security policies and procedures; report maintenance problems, safety hazards, accidents, or injuries; and complete safety training and certifications. Ensure uniform and personal appearance is clean and professional, maintain confidentiality of proprietary information, and protect company assets. Welcome and acknowledge all guests according to company standards, anticipate and address guests’ service needs, and assist individuals with disabilities. Speak with others using clear and professional language. Develop and maintain positive working relationships with others, and listen and respond appropriately to the concerns of other employees.  Ensure adherence to quality expectations and standards. Reach overhead and below the knees, including bending, twisting, pulling, and stooping. Visually inspect tools, equipment, or machines. Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance. Assist with moving, lifting, carrying, and placing of objects weighing in excess of 100 pounds. Move up and down stairs, service ramps, and/or ladder. Grasp, turn, and manipulate objects of varying size and weight. Perform other reasonable job duties as requested by Supervisors.
TICAL TASK 
Safety and Security
  • Report work related accidents, or other injuries immediately upon occurrence to manager/supervisor.
  • Use proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury.
  • Follow company and department safety and security policies and procedures to ensure a clean, safe, and secure environment.
  • Identify and correct unsafe work procedures or conditions and/or report them to management and security/safety personnel.
  • Follow policies and procedures for the safe operation and storage of tools, equipment, and machines.
  • Follow Hazardous Material Management Program procedures for handling and disposing of chemicals, fertilizer, pesticides, blood borne pathogens, etc., including using Material Safety Data Sheets (MSDS).
  • Follow property specific procedures for handling emergency situations (e.g., evacuations, medical emergencies, natural disasters).
  • Complete appropriate safety training and certifications to perform work tasks.

  • Protect company tools, equipment, machines, or other assets in accordance with company policies and procedures.

  • Address guests' service needs in a professional, positive, and timely manner.
  • Actively listen and respond positively to guest questions, concerns, and requests using brand or property specific process (e.g., LEARN, PLEASED, Guest Response, LEAP) to resolve issues, delight, and build trust.
  • Welcome and acknowledge each and every guest with a smile, eye contact, and a friendly verbal greeting, using the guest's name when possible.
  • Assist other employees to ensure proper coverage and prompt guest service.
  • Anticipate guests' service needs, including asking questions of guests to better understand their needs and watching/listening to guest preferences and acting on them whenever possible.

General Maintenance II Protocol
  • Maintain all machinery in the Maintenance Department, repair or replacement of mechanical equipment.
  • Troubleshoot, diagnose or repair defective components.
  • Follow manufacturers recommended maintenance schedules and procedures.
  • Assist in maintaining appropriate logs, records and machinery history.
  • Conduct preventive maintenance on assigned equipment.
  • Complete work orders as assigned for inside or outside machine shop work, such as carpentry, vinyl repair, painting, or plumbing maintenance.
  • When assigned, operate the EMS to monitor the facility environmental conditions.
  • May be required to respond to alarms generated by the EMS when directed by the Management Team.
  • Record all time and materials allocated to project work, maintenance, repair and preventive maintenance.
  • Contributes to a safe working environment by following safety codes, wearing appropriate safety equipment and, when supervising other, ensures that subordinates also comply.
  • Assist with removal of snow and maintenance of ice management when required.
  • Participate in all Maintenance Department emergency work.
  • Able to read schematics, blueprints, and shop drawings.
  • Perform other reasonable job duties as requested by Supervisors.
Quality Assurance/Quality Improvement
  • Comply with quality assurance expectations and standards.
Physical Tasks

Install, Maintain, and Repair Items
  • Ensure that all flammable materials are stored in OSHA and EPA approved containment devices.
  • Use the Lockout/Tagout system before performing any maintenance work.
  • Carry all equipment (e.g., keys, phones, pager, tools, radio) in order to maintain preparedness to carry out work tasks at all times.
  • Respond and attend to guest repair requests.
  • Perform miscellaneous minor repairs such as tightening loose toilet seats, changing light bulbs, and patching holes in walls.
  • Perform preventative maintenance on tools and equipment, including cleaning and lubrication.
Maintain Building and Property
  • Report any serious maintenance problems, unusual findings, or safety hazards immediately to the manager/supervisor.
  • Identify, locate, and operate all shut-off valves for equipment.
 

Job Summary
 
     Perform minor routine maintenance on property vehicles (i.e., engineering trucks, shuttle vans, electric carts) including checking oil, fluid levels, tire pressure/wear, charging batteries, and replacing spark plugs. Perform preventative maintenance on tools and equipment, including cleaning and lubrication. Maintain proper maintenance inventory and requisition parts and supplies as needed. Maintain daily logs of operation, maintenance, and safety activities, including test results, instrument readings, and details of equipment malfunctions and maintenance work.
 
     Follow all company and safety and security policies and procedures; report maintenance problems, safety hazards, accidents, or injuries; complete safety training and certifications; and properly store flammable materials. Ensure uniform and personal appearance are clean and professional, maintain confidentiality of proprietary information, and protect company assets. Speak with others using clear and professional language, prepare and review written documents accurately and completely, and answer telephones using appropriate etiquette. Develop and maintain positive working relationships with others, support team to reach common goals, and listen and respond appropriately to the concerns of other employees. Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance. Grasp, turn, and manipulate objects of varying size and weight, requiring fine motor skills and hand-eye coordination. Visually inspect tools, equipment, or machines (e.g., to identify defects).
