The Senior Manager of Association Governance and Compliance within Marriott’s Mixed-Use Development group provides guidance and support for multiple brands of managed luxury residential projects throughout the U.S and internationally from the beginning of the development process through the term of the association’s management agreement.  Projects supported may include a mixture of condominiums, condominium associations, homes, condo hotels, and commercial units or hotel.  The position works closely with associates of Marriott’s Law Department and with external legal counsel in the review of residential development documents.  This position supports the corporate Residential Operations team and on-site property leaders who are responsible for fulfilling the obligations of the management agreements associated with more than 90 residential locations worldwide. Additionally, the Senior Manager assists the Residential Development team during project negotiations, document drafting, and pre-opening phases of various residential projects. This position will report to the Director, Association Governance and Compliance, Mixed-Use Development.

 

The Mixed-Use Development group is essential to Marriott’s growth strategy and is an important element in leveraging and advancing the quality and brand equity of Marriott’s lodging system. This function will continue to pursue transactions globally for Marriott International’s luxury and premium brands as well as establishing business opportunities for other Marriott brands.


SPECIFIC EXPECTED CONTRIBUTIONS

 

§  Review project documents, some which impact the development transaction negotiations and some that impact residential operations and property management.

§  Pinpoint problems and inconsistencies among the interrelated documents impacting both the governance and compliance of the project or which may be problematic for effective management of the association.

§  Develop and implement association governance processes and standards.

§  Analyze compliance issues and recommend corrective action.

§  Provide feedback and high-level guidance relating to site-specific governing documents. 

§  Develop appropriate internal and external business relationships.

§  Conduct on-boarding sessions for new residential property managers.

§  Assist with developing, coordinating, and conducting webinars and site-specific governance trainings.

§  Develop site-specific timelines, summaries of documents, and reference materials.

§  Ensure compliance with statutory management firm and individual licensing requirements.   

§  Conduct random on-site governance audits.

§  Keep up to date on property management trends and statutory changes.

§  Occasional travel to site locations is required.

§  Performs more complex quantitative and qualitative analysis for business processes and/or projects.  Often manages projects and business processes.

§  Is responsible for decision making on more complex/non-routine business requests with limited to moderate risk.

REQUIRED:

Successful candidates should possess knowledge and experience and demonstrate strong leadership and relationship skills as follows:

§  Minimum of five (5) years prior experience working as an association manager, a related real estate position, or in a legal profession.

§  Working knowledge regarding legal research.

§  Experience in contract review and strong understanding of contract terminology.

 

EDUCATION OR CERTIFICATION

§  Four (4) year college degree required, graduate degree preferred.

§  Licensed Community Association Manager (Florida) required (within 6 months of hire).

§  National Certification for Community Association Managers (CAMICB) Certified Manager of Community Associations (CMCA) certification is a plus.
